US single-family home prices backed by Fannie Mae and Freddie Mac were unchanged in June 2026 from the previous month, falling short of market expectations for a 0.2% increase. Despite the monthly stagnation, prices edged up 0.3% in the second quarter compared with the first quarter and were 2.1% higher than a year earlier. The housing market continued to show broad-based appreciation, with prices increasing in 46 states and the District of Columbia over the past year. Alaska recorded the strongest annual gain at 8.3%, followed by Vermont at 7.3% and Hawaii at 5.8%. Illinois and West Virginia both posted increases of 5.6%. However, not all markets moved higher, with house prices declining in four states. New Mexico recorded the weakest performance, with prices falling 1.2% year-on-year.
