The average prices of single-family houses with mortgages guaranteed by Fannie Mae and Freddie Mac in the United States fell by 0.1% from the previous month in July 2025, compared with market expectations of a 0.1% increase. It marked the fourth consecutive monthly decrease. For the nine census divisions, monthly price changes ranged from -1.2% in the Middle Atlantic division to +0.3% in the East North Central division. Year-on-year, house prices advanced by 2.3% in July, the lowest since April 2012 and easing from 2.7% the month before. The 12-month changes ranged from +0.2% in the Pacific division to +5.1% in the Middle Atlantic division.
