US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.3% in May 2026, following a 0.1% decrease in April, beating market expectations for a 0.2% increase. Among the nine US census divisions, seasonally adjusted monthly price changes ranged from -0.6% in the Pacific division to +1.4% in the East South Central division. On a yearly basis, home prices rose 2.2% in May, following a 2% increase in April. The 12-month changes ranged from -0.3% in the Pacific division to +4.5% in the Middle Atlantic division.
